Fantastic arena
The arena, built to USDF "Underfoot" specifications has near perfect drainage with it's 1.5% gradient, crowned in the middle. There are no low spots and it is dry enough to ride on very shortly after a heavy rain. This $18k arena has probably been ridden < 50 times on. It has been carefully maintained. Deliberately set visibly at the front of the property for safety reasons.

18' x 30' run-in shed in the North pasture. A gate between the West and North pastures make this shed accessible to both fields. Additionally both fields have extremely good, large tree cover. An identical 18'x30' shed is situated behind the barndominium, with a concrete floor, currently used for hay, tool and tractor storage.
